Brandon Open Floorplan

The length of the new steel beam. This feature will provide the necessary structural support that was once provided by load bearing walls. Once this goes in, the room-dividing framing can be removed, allowing for the open floorplan.

The beam goes into place, and sits on newly installed columns.

Marble countertops and bar, custom cabinets, new plumbing and appliances, and new lighting go in.

The exterior view of the steel beam that was installed, now hidden in the ceiling, and supported by the two wooden columns. The kitchen, dining area, and den/living area are now tied together.

An extended view of the newly designed kitchen, with the majority of the appliances placed on the back wall where the old breakfast area was before. Pendant lighting and can lighting provide ample illumination in the new and inviting kitchen.

New den/living room area. Above fireplace wall TV was installed, and the fireplace was painted. The old paneling was removed and sheetrocked, with new trim and hardwood flooring throughout.

Clinton Open Floorplan

The before kitchen houses a small, cramped, and somewhat dated u-shaped kitchen with a storage peninsula.

This is a before view of the living room/den area. Directly on the other side of this wall is the kitchen wall where the sink was located. To the right of this wall is the entrance to the formal dining area, and to the left is the breakfast nook.

Temporary supports were built, while the remaining kitchen load-bearing walls came down. A steel beam will then be installed to support the second story of this home.

The old kitchen is gutted, and the walls start coming down.

The drywall from the previous kitchen comes down, and the electrical and plumbing are reconfigured into the new kitchen design

After drywall is installed, the kitchen is ready for new cabinets. Here, Randy builds the new ones, piece by piece.

The cabinet shelves and the island go in, ready for their fronts and new countertops.

This is the back wall of the old kitchen where the previous stove/oven and microwave sat between limited storage. The cabinet fronts and drawers have been installed and are ready for paint.

This is the newly created bar/desk area where the old dining room sat before. The shelving is built, ready for the doors.

Now, the entire area is painted. The walls become a continuous color to tie the spaces together, and the cabinets are painted to match.

The new granite countertops are installed on the new u-shaped kitchen island.

The new stainless-steel apron front farmhouse sink is installed, and the built-in shelving get a fresh coat of paint.

This side view after photo shows the new kitchen opening into the living room/den area. The steel beam is cunningly hidden at the base of the furr wall coming from the ceiling.

This front view of the kitchen shows the depth of the open area, with the new desk/bar area on the right where the formal dining area was previously, and the casual breakfast area on the left now joins with the rest of the space.

Cut-through view into the desk/bar area where the formal dining room was previously from the kitchen.

New desk/bar area that once housed the formal dining area. This section was painted to match the other areas, and cabinets were installed for storage. The countertops found in the kitchen area carried over to the counter area here.

Newly reconfigured back wall of kitchen. The appliances were relocated around new cabinets and drawers. Backsplash was installed with design over cooktop. Stainless steel appliances match other stainless steel features around the kitchen.

New tile flooring was installed throughout the space, starting in the kitchen and carrying over into the living room/den area. The built-ins were painted to match other shelving and storage areas, and the walls were painted to match the kitchen walls.
